家の値段 － いつ、誰が決めるの?

「ご予算はお幾らくらいをお考えですか?」
施主
「○○○○万円までで」
・・・？
これって、いつ、誰が、どういう理由で決めるのでしょうか?
私のクライアントの多くも
私のところへ来る時には既に“ご予算”が決まっています。
土地も新規に購入し、そこに家をつくろうと
考える方が大半を占めます。
そうすると
土地＋建物 をワンセットで住宅ローンを組みます。
ほぼ融資限度額目いっぱいに・・・。
そうです。
その決定の際には、まだどんな家ができるのかは
誰もわかっていません。
土地を購入する際に「参考プラン」が付いてくることはありますが
当然のことながら、私のところへおいでになる施主たちは
そんな家が欲しいわけではありません。
だから、ローンの額（家づくりにかけられる金額）が
決まってしまう段階では、まだどんな家になるのか
ぜ～ぜん、決まっていません。
でも、予算は決まっている。
・・・？
土地の価値の８割くらいまで・・・
その施主の年齢と収入・・・
あれ？家の価値は考えてくれないの?
欲しい土地がみつかる → ローンを申し込む
→ ローンの額が決まる → 土地を購入する
そして
ローンの額―土地の値段＝家の値段
あれ？
何のために土地を買うのでしょうか
家をつくるためじゃなかったのでしょうか
