不動産売却の依頼先探し－ 9,917,700円　損しました!

不動産売却は　どこの仲介会社に依頼するかで
最終的な契約金額に大きな差が出てしまいます。

私の最近の事例を一つご紹介します。

－－－－－－－－－－－－－－－－－－
売主のＡさんから相続が原因の不動産売却のご相談を受けました。

Ａさんは長男。
妹さん一人、弟さん二人の四人兄弟。

Ａさんの土地は約97.60坪

その土地にお母様が暮らしていた古い家と
Ａさんご家族と妹さんが暮らす家が
一つの土地の中に二棟ありました。

お母様が亡くなり、ご兄弟で協議のうえ
古い家は壊し、土地を分割して
売却したうえで現金にして分ける。
ということになりました。

早速、私の知っている買取業者と
その近辺で土地を探している一般のお客様に
ご案内をしましたところ

業者が「￥250万／坪で是非買わせて下さい！」と
申し出がありました。

私の査定も最高で￥260万／坪　かな？と
思っていたので

「とてもいいお話しだと思います。
是非、皆様で前向きにご検討下さい」

と提案しました。

ところが、弟さんのお一人が

「いやいや、ここはもっと価値があるはずだ
自分の知っている大手不動産会社に任せれば、もっといい買い手が見つかるはずだ」
とのことで私がご紹介した業者からのお話は断りました。

そして待つこと半年以上。
なかなか、買い手が見つかりません。

徐々に価格の見直しを繰り返し
結果的に成約となった金額は　￥220万／坪でした。

売却した土地面積は 33.059坪。

坪単価￥220万の場合
33.059 × 2,200,000 ＝ 72,729,800

坪単価￥250万の場合
33.059 × 2,500,000 ＝ 82,647,500

その差額はなんと￥9,917,700.-!!

約1000万円の違いが出てしまったことになります。

怖いですね～

言うまでもなく、不動産は一つとして同じものはありません。
隣がいくら、お向かいがいくら、と周りがいくらで売買されたかは
あくまでも参考にしかなりません。

そして、売るタイミングもその時々で違ってきます。

価格とタイミングを適切に判断し、
売主のミカタになってくれる仲介会社を選ぶことが
最終的に手元に残るお金に大きな差が出てしまうことになります。

不動産の売却の目的は人それぞれで異なりますが
ほとんどの方が「少しでも早く、少しでも高く」売れることを
望んでいるはずです。
